ABC Award WinnerThis project was unique from the aspect that the original building was designed and occupied as a warehouse structure for a half century. This same structure was then converted both structurally and aesthetically to a functional and marketable office condominium building. The challenges related to this conversion included providing accessibility to the varying floor levels found throughout the 1st and 2nd floors with the incorporation of ramps and elevator landings. Additionally, the introduction of day-lighting into a structure which lacked windows on three of the four elevations with the installation of exterior and interior windows and skylights, and the incorporation of a 2nd floor addition and a common area roof terrace.

While we believe the exterior and interior transformation from warehouse to office is a unique aspect we feel that the special blend of finishes truly makes the project stand out. All construction components were considered for their aesthetic value. The exposed angles and bolts, electrical conduits, wood timbers and steel framing were all specifically considered and utilized. Galvanized ductwork was left exposed and became a common area feature. Standard 4x4 Douglas fur combined with steel angles and tempered glass panels were used for interior glazing. Custom fabricated steel doors were installed as entrances to conference rooms and office suites. The existing concrete floors were cleaned, stained and polished throughout the 1st floor common areas while painted steel diamond plate panels were used for flooring in the 2nd floor lobby. Galvanized metal panels were used as wall accents, light gauge metal track was installed as wall base, corrugated metal was incorporated into drop ceiling systems, and custom stainless steel countertops were installed throughout the core bathrooms.

Therefore, the project’s uniqueness comes from both its transformation from warehouse to office and the successful utilization of common “industrial themed” building materials for interior finishes.
