| This project was not only special but it was quite rewarding as well for numerous reasons. It was not only built for an extremely successful ABC affiliated subcontractor but also for a long time business acquaintance and friend. However, the uniqueness of this project became apparent from our initial involvement. The original scope consisted of two individual building lots separated by a forty foot Frederick County Sewer easement with three separate proposed buildings. Although we are in the business to build, it is also our fiduciary responsibility to insure that our clients receive the most cost effective and feasible project. In as much as the on-site easement created the necessity to build separate buildings, the cost of the project was not as feasible as desired. Upon further review of the City’s and County’s surrounding utilities, Warner Construction found that by connecting approximately thirty feet of an existing sewer line off-site, the on-site line could be redirected and the building lots could be combined. This coordination resulted in a single building with a more reasonable floor to skin ratio ultimately creating more leasable square feet for approximately the same cost. Additionally, the schedule was able to be reduced by two months. As with all Warner Construction projects, weekly training and safety meetings were held to insure that no lost time hours were realized. In the end, not only was another client fully satisfied but Warner Construction was proud to provide another creative solution to make another project become a reality! |
