This design-build project involved Warner Construction’s lead on site development, shell building design, complete cost analysis, site improvements as well as construction of the one-story shell office space which attached to the one-story warehouse. The flex-warehouse facility was designed and built with future tenant needs in mind. Mechanical,
electrical and plumbing systems were roughed-in to accommodate each separate unit. The 16,800 square foot warehouse was constructed utilizing a pre-engineered metal building. Extensive coordination was essential to meet the owner’s requirements for overhead cranes, a wet sprinkler system, office space fit-out and state-of-the-art radiant heat flooring in the 6-inch concrete slab. Warner Construction worked closely with local
agencies for timely site approvals and permits and guided the private utility design for the project.
