The coordination effort between the owner, end user, and Warner Construction made this project especially unique. Understanding and implementing the thoughts and ideas of a company with over one hundred employees was challenging. However, minimizing changes was successful due to Warner Construction’s control mechanisms and early involvement. Most importantly, Warner Construction was able to get an early start because not only did they construct the base building but they were able to implement future design into the initial MEP rough in allowing the talent to move in ahead of schedule.
The NVR project has many special features. One feature included the interior etched glazing which provided some privacy in the perimeter offices in lieu of mechanical shades. Along with visually appealing special features, Warner Construction coordinated and installed rough-ins for overhead projectors and digital equipment allowing operation directly from laptops. Additionally, the system furniture was reviewed, detailed, and located to receive all required telephone and data drops without any visual impairment to the architectural elements. Warner Construction orchestrated various trades to work in the same area at the same time which required major coordination between our superintendent and subcontractor foreman to prevent accidents and lost time.
Although minimal training for general construction work was required, training for the end user for their new systems was synchronized, videotaped, and in the end, detailed Operation and Maintenance Manuals were delivered. It is this extra effort to finding solutions, as with the schedule, that separates Warner Construction and the new NVR Architectural Services Regional Headquarters from all others. The tenant space truly became the first extraordinary office of its type in the base building at Byte Court Business Center. |
